The villagers are super friendly and very accepting which easily allows anyone new to come and integrate into village life, they are helpful as there are mechanics and builders in the village

The house offers excellent seclusion and no onlooking neighbours to worry about, the 50-meter hard track path from the main road causes no issues for any vehicle type in any weather as it’s a hard rock road.

It’s very quiet here and the sounds change with the seasons IE birds, frogs, crickets, owls and all other nature related things come and go as time passes which means it’s always changing.

The house sits on 3450M2 which is huge! We have run retreats, music events and small gatherings here and accommodated all the people that came with tents or campers in the garden as we constructed a road along the side of the house for easy access.

THE LAND and its sizing!
The property sits on 0.85 of an acre which to give a size estimate which is more understandable is just over the size of 13 tennis courts and is nicely encompassed in trees.

In-between the garden is a large barn which I have used for a workshop and gardening equipment storage, but its nice and big with easy access and electric, it was used for goats and sheep just before we arrived.

But if more land was wanted then the municipality will sell you an extra 0.17 of an acre at the end of the garden for under 200 euros, we know as we asked the mayor when we first arrived but realised the land was bigger than we thought so didnt buy it, but the option will always be there!

If you wanted to go seriously big and virtually double up the size of the land, which would come with 2 old house buildings on it for repair or storage etc and I can connect any interested party with the land owner should you wish to enquire about it

When we have held some events in the garden we have had over 100 people with tents on the land plus a stage.

We have no onlooking neighbours as the land to the large piece of land to left of the house is owned by a villager who is too old to look after it, at the end of the garden it leads onto big and wide open fields.

To the right of the house I built a hard track to give easy access to the garden with vehicles, plus the land further to the right near the end of the hard track is classed as no mans land and owned by no one.

On the outside edge of the land on the right is a small stream and we used to use a submersible pump and hose to pump water to the garden from it.

Hence its nice and quiet here and at odd weekends the neighbours from across the way come from Sofia to tend their garden and keep the house in good order!

We do have the local friendly shepherd come past the house every other day to walk the flock of sheep or goats and the odd tractor drive bye

Driving to and from here? heres the added bonus! as this are and road is the old road which connected the cities, it is a direct road eachway as the new highway is about 8km away. This means that when you leave the house and get into fifth gear theres very little chance of changing gears again until you are near your destination of choice. Every manula gear car is just like an automatic and if you actually meet another car along the road then thats your traffic jam LOL. Its easier to drive when not changing gears all the time as it allows you to better concentrate on the road, especially at night!
